FOR INVESTORS & COMPANIES

An operator who can connect capital with execution

I have worked across hospitality operations, launches, turnaround, digital products and owner-side project delivery, including projects in Thailand since 2023. The investor proposition is simple: make economics, responsibility, risks and execution visible before capital is committed.

WHAT I BRING TO AN INVESTOR

Not only a deck — an execution layer

01

Pre-investment thinking

Pressure-test demand, concept, operating assumptions, CAPEX/OPEX, risk and delivery logic before commitments become expensive.

02

Owner-side delivery

Coordinate scope, contractors, budget, timeline, team and pre-opening with visible decision points and reporting.

03

Operating handover

Build SOP, KPI, management rhythm, CRM/digital tools and the operating team so the asset can move from project mode into daily business.

CURRENT OPPORTUNITY · KAIF 2.0

A premium multi-format wellness & hospitality ecosystem on Koh Samui

KAIF 2.0 is an expanded new project based on the operating experience and brand recognition of KAIF. The current project model combines wellness, hospitality, leisure and stay products in one destination.

KAIF 2.0 concept
CURRENT MODELLED CAPITAL REQUIREMENT

≈$1.86M

Wellness spa & sauna · panoramic restaurant · lounge and view terrace · expanded spa services · gym · kids area · apartments and villas.

The current project model states a total budget of ฿61.15M (≈US$1.86M at 32.9 THB/USD, 28 Sep 2026), with a possible ±15% adjustment after full project preparation. The project is seeking an investor; no opening date is set. These are forward-looking planning figures from the project financial model, not guaranteed outcomes or a public offer.
PROJECT STRUCTURE

What the current KAIF 2.0 model actually includes

SITE

Koh Samui project site

The site configuration and area must be confirmed against the final property documents.

LEASE

9–15 year lease scenario

The owner-side project brief states a possible long-term lease of 9 to 15 years, with a 3–4 month construction rent-free period.

CAPEX

฿61.15M ≈ $1.86M

The model includes lease-related costs, construction and reconstruction, pool, terrace, sauna, kids zone, gym, villa repairs, furniture, equipment, décor, landscaping, marketing and launch.

DELIVERY

Opening date not set

The final scope, BOQ, legal structure, permits and site readiness still need to be validated before a binding delivery schedule is agreed.

MODELLED ECONOMICS

Forecast ranges from the current project model

These numbers are planning assumptions from the KAIF 2.0 working financial model. They are shown for transparency and must be validated through due diligence, final site terms, BOQ, tax/legal structuring and operating assumptions before any investment decision.

REVENUE · LOW

฿4–5M / month

Current low-season forecast in the working model.

REVENUE · HIGH

฿6.5–8M / month

Current high-season forecast in the working model.

OPEX

~฿3.7M / ~฿4.7M

Modelled monthly operating expenses for low / high season respectively.

OPERATING PROFIT

~฿1.2M / ~฿2.9M

Modelled monthly profit for low / high season respectively.

PROJECT ROI

≈27% / year

Modelled return to the investor before corporate income tax. A forecast, not a guaranteed return.

PAYBACK

≈3.7 years

Modelled payback from opening, before corporate income tax; the construction period comes on top.

The model also states an 80% investor / 20% management profit-sharing scenario with approximately ฿14M annual investor net profit. This is a forecast scenario only; final investor rights, waterfall, security package, legal structure and distributions require separate agreement and professional due diligence.

OWNER-SIDE PERSPECTIVE

An investor needs someone who can read both the model and the operating floor

Denis Mironov
OWNER REPRESENTATION

Economics are only useful if delivery can be controlled

My role is to connect the investment logic with the practical delivery layer: scope, people, contractors, systems, pre-opening and management reporting. The site intentionally separates historical proof from forward-looking opportunity.

INVESTOR DECISION FRAME

What should be clear before serious capital is committed

01

Business logic

Who pays, why they come, what they buy, how often they return and how the concept behaves in different demand scenarios.

02

Capital logic

CAPEX, OPEX, working capital, contingency, cash timing and the assumptions that move the result most.

03

Delivery logic

Site, contractors, permits, schedule, responsibilities, decision gates and what can realistically be controlled.

04

Governance

Reporting, owner visibility, decision rights, documentation and handover from project mode into operations.
